Site description:
The overall development area of 124 acres has approximately 80 wooded acres, 19 acres of
existing wetlands and ponding and 25 acres of open field. The overall land use is planned
for 119 single family lots, 37 detached townhomes (Villas) and between 140 to 180 attached
townhomes. First Phase: The first phase of the development which includes the development
of 48 single family lots, 21 detached townhome lots and five pads sites for attached townhome
development is 90% complete with all streets to be blacktopped in November 2006.
Custom Single Family:
Single-family lots are divided two area of anticipated value and size. 59 lots in the most
southeasterly portion of the site (118th ave.) are +/- 90 of width and 170 to 200' of
depth and will have a target home and lot package of over $550,000. The remaining 60 lots to
the north and west of 118th are generally 85 to 90' wide and 140' of depth. Target package
pricing for this area is in the $425,000 to $550,000 range. The average lot price for the first
phase is $168,000 with a range of pricing from $120,000 to $215,000.
